If you're thinking about how to sell a home without a realtor and you feel somewhat overwhelmed just keep reading. I'm going to share some tips from my many years of experience buying and selling houses as an investor. Of course any good realtor has a professional skill set to share, and most homeowners can benefit from hiring and agent to sell a home.

However, most of the skills that set a good realtor ahead of the pack involve negotiating and closing the sale. Knowing how to conduct negotiations and manage buyer financing, as well as work with title companies and attorneys can make or break a sale, and since most sellers don't have enough expertise in these areas it means an agent generally earns his or her commission this way. So, if you choose to sell a house without a realtor you have to understand that you probably don't have all the necessary skills to get your sale closed, even if you find the buyer yourself.

Although this was not a popular option in the past, these days many realtors are willing to step in and help you close a sale when you have found a buyer on your own. In fact, they may be willing to sign a listing agreement with you that specifies you intend to market your house yourself and once you have found a buyer he or she will step in to conduct negotiations with the buyer on your behalf as well as handle the closing process. I'm certainly not assuring you that realtors welcome these "hybrid" arrangements that give you more flexibility because they prefer to conduct the entire transaction professionally. But everybody who is involved in selling houses these days has to be flexible and do what works for everyone.

The best way to sell your house without a realtor is by posting ads online on craigslist and ebay classifieds as well as other local posting boards. Local TV and radio stations often have online classifieds, and of course you'll want to use newspapers and shoppers for ads in print. In case you haven't used them already, online classified ads are usually free or very low cost. When you get emails and calls from interested buyers be sure to question them to make sure your house is what they are looking for and that they are qualified financially.

Asking questions can save you a lot of time showing your house because you only want buyers who are serious. Don't hesitate to ask the buyers some questions when people call you to ask you some questions. I know it may be a little bit intimidating, but it's an important first step in sales. Most of all, you need to save time and know you're dealing with legitimate buyers. When someone is interested in making you an offer, that's a good time to call your realtor to complete the purchase agreement and negotiate and close the sale for you.
