Long ago I learned how to sell homes myself, and I've been doing it myself for more than thirty years. My career as a real estate investor requires that I structure my own sale transactions and to assist other sellers who need help, too. I've learned a few things the hard way and one of those things is that nobody is an expert about my house but me.

What I mean is that any agent I engage to help me sell my house will have professional skills but he or she won't have all the "inside" knowledge about my house. I am the one who has the motivation and the knowledge needed to market my house. After all, any agent I hire might sell my house or he might sell another house instead. His goal is to sell a house to his buyers because that's how he earns his living. My agent is more than likely marketing my house professionally on the multiple listing service but without my own level of motivation for getting my house sold quickly. I'm the only one who knows my situation and understands the time frame I'm facing as far as when I need to sell a house fast in order to move on.

In addition, I am also the one who is more familiar with my house than anybody else. Even though a home inspector can conduct an inspection and make a list of details I might not necessarily know about my house, that's not what I'm talking about here. I'm discussing the livability of the house and the neighborhood, the things I live with everyday. I'm talking about the neighbors and the shopping centers, parks, schools, medical clinics and other amenities in the neighborhood where my house is situated. There is no way my agent could know all these details as well as I do unless he or she lives in the same neighborhood, too.

Sharing lots of details in online classified ad postings is a powerful marketing tool, and I assure you that it's how to sell a house yourself in the current marketplace. Write your classified ad describing the house and the neighborhood in great detail, and you will find it attracts buyers who are interested in exactly what you have to sell. When they see your ad you will get emails and calls in response. Don't forget that you only need one buyer, and your buyer likely to get excited and call you immediately. Check around with other people you know who have sold their houses by owner and they will tell you that's how to sell a house by owner online.
